Think again. This video made me REALLY appreciate my apartment that I almost always think is too small.

Over 5 years ago I rented the 3 bedroom duplex house to Anthony Atamanuik that they speak of in this interesting article about comics living in Astoria. Glad to hear he is doing so well. However, it seems that NY Times is a bit behind the slow to figure some things out. Astoria has been seeing a huge influx of actors and comedians for at least the past 5 years.
Please be aware that the listings on this blog are just a portion of my current inventory of terrific apartments.
I have lots of other apartments for rent that are not posted. Many apartments get rented before I have a chance to photograph and post them here on the site. At the same time, you may find that some of the apartments listed here will be rented by the time you call about them.
Therefore, it is important that we are in contact and that I know what you are looking for. You can reach me by email, phone, chat or text so we can discuss your needs and the type of property you are looking for.
If we are working together and I get a call from a landlord about a new apartment (which happens every day) you will get first shot at some truly great deals that never make it online.

Who: Kasha and Ken (city worker and graphic designer)
What : 2 bedroom 2nd floor walk-up in 6 unit building
Where: 36th st and 28th Avenue, Astoria
How Much: $1500 per month including heat and water
$1500 for a spacious 2 bedroom in Astoria isn’t to shabby. Especially when you consider that even now I still regularly get 1 bedroom listings at the same or even higher rents.
When settling in the NYC area a few years ago, Kasha and Ken chose a 1 bedroom pre-war walk-up in Woodside, close to 61st Street and 39th Avenue. It seemed like a fine choice at the time but they quickly realized it was a mistake. For one thing, the landlords neglected the property and did not respond to complaints and maitainence issues on the premises. On top of that, they felt like the neighborhood was lacking a community feel.
So off we were to look at 2 bedroom apartments in Astoria where the neighborhood is vibrant and filled with restaurants and nightlife. On our first day out Kasha and Ken fell in love with an apartment located near 28th avenue and 36th street. It took about 4 hours of shopping around and comparing other apartments in and around the same price range but this one just seemed to fit the bill. We probably viewed about 6 apartments in the 4 hours.
The apartment was literally under construction when we got there. The landlord happened to be there with the workers and explained exactly what was to be done and when it was to be completed. Apparantly he made good on all his promises because these are two very happy customers.

We are already a week and a half into May and many of you are still looking because you haven’t found the right apartment yet. Before you settle, come see some of this weeks new listings. I can show you 1 bedrooms starting at a low $1200 for a spacious apartment in a pre-war building and 2 Bedroom apartments near the train starting at only $1500 (and yes, it’s a real 2 bedroom…not a railroad).
Often, there are some great listings that I do not post on the blog due to the fact that they get rented very quickly. If you call me, while we are working together I can inform you of these as I receive them.

Last week a couple emailed me regarding a 2 bedroom that I had posted on craigslist. We spoke about the situation and the fact that they were having a hard time finding a place because of Theo, their pet yorkshire terrier. I immediately told them that the apartment they were calling about did not allow pets and continued to look around for a pet friendly apartment for them.
There was something in Upper Ditmars that a fellow broker had just told me about and I was hoping they would be willing to take a look. After all, it was just completely renovated with stainless steel appliances, granite counter tops, hard wood floors, all new full bathroom, and new windows too.
The apartment is situated on the 3rd floor of a 3 family home just off 80th Street and 21st Avenue. As many people usually are, they were hesitant to view it at first because it is far from trains but, by coincidence, they lived on the same block a few years ago and it actually worked out quite well for them. When they got to the apartment they were very impressed to say the least. I negotiated the rent from $1950 to $1750 for them on the basis that they would take the place from the next day and pro-rate the rent. The landlord was happy to oblige being that he would not lose any rent for the month of January if the place did not get rented on time.
It was a great way to start the new year for both the new tenants and the landlord.

For those of you who don’t know, the average 3 bedroom apartment in Astoria is $2500 per month. It comes to just over $830 per person if it’s split between 3 roomates, still much cheaper than a 1 bedroom which are usually a minimun of $1300 per month.
Here we have an incredible deal for an immaculately kept 3 bedroom only 3 blocks from subways. It is located just off Broadway on a quiet and safe tree-lined street. The apartment is rent stabilized and is on the 3rd floor which is the top floor in the building. The entire building is very clean and the landlord is great.
Don’t sleep on this one boys and girls. Split between 3 people it comes out to only $600 per month. All the bedrooms are equal sizes. It’s available now and will be rented VERY soon. Call me at 718-578-3881
