As a broker here in Astoria, I receive many calls from people asking me to find them apartments in the Ditmars, Broadway, or 30th Ave areas. ”Close to the N train” is a common phrase that I hear several times a day. It as if no one even realizes there is an R, V, G stop at 46th and broadway with an alternate entrance at 48th St, not to mention the Steinway R, V, G stop at Broadway.
Between Steinway and 50th St off 30th Ave lies another great Astoria neighborhood with many amenities. It’s comprised of mostly 2 to 6 unit buildings with a few large apartment buildings scattered throughout the area. Most people who live in this area tend to stay for years. It’s clean, quiet, and safe. Rents are slightly lower here compared to most apartments located near the N, W trains. Many of the homes are owner occupied which may be one reason the neighborhood is so clean and safe. The walk from 30th and 45th to the 46th St stop should only take 6 minutes at the most. The longest it will take you to walk to trains is about 10 minutes and that’s only from north of 28th Ave. The N, W line is about a 12 minute walk which is not too bad as an option. There’s a 24 hour Trade Fair supermarket at the corner of 50th street and 30th Ave. Also at 43rd and 30th Ave is Keyfood open till 11pm. It’s a short walk to Steinway Street where you’ll find a NY Sportsclub on the corner which has been open for about 2 years now. Just past that further down 30th Ave are an eclectic mix of sidewalk cafes, ethnic restaurants, 24 hour produce markets and more. Also, a 5 minute walk from Steinway is the 30th Ave N, W stop. All of this is very walkable from anywhere in the 40′s. Residents are delighted to have friendly local bars such as The Quays (45th St and 30th Ave / pronounced keys) and Dillinger’s (47th and 30th Ave). Stove on 28th Ave at 45th St is also a great place to dine. Also close is The Irish Rover (30th and 38th St), and all the Euro style cafes on 30th Ave just west of Steinway St. If you’re considering moving anywhere in Astoria I would strongly consider this area.
